  • Let's get to know each other. We'll discuss your "must-haves," "would-like-to-haves," and anything else to help guide our search.

  • Let's get to work. I'll research and provide pertinent market information on the areas and properties you pointed out during our meeting, as well as, any other properties that popped up during the search process.

  • Let's take a look. I'll schedule appointments for the properties you'd like to see and help you sort through your faves.

  • Let's do this. Once you've made your selection, I'll write-up a purchase contract. You'll review it, and I'll explain anything you need help understanding.

  • Let's continue. Once you approve, your offer will be sent to the seller or seller's agent. We'll work together to negotiate the best deal for all involved.

LOCAL CONNECTION

  • Valuating: Knowing the Lee County real estate market is critical in determining a fair and reasonable offer. I receive up-to-date and exclusive market information to help you get the best deal.

  • Financing: If needed, I can recommend lenders to help you evaluate your financing options and establish an adequate budget.

  • Rehabbing or Renovating: You may like the idea of a "fixer-upper," and I have a great team of contractors who can revitalize a property, efficiently and economically.

  • Relocating: From schools to doctors to the best places to eat to setting up a short-term rental while you house hunt, I'm happy to help.

INSPECTION

  • A property inspection is an essential part of your real estate transaction. The inspection will help you determine the condition of the property and if anything needs to be addressed or corrected before purchase.

  • If needed, I can provide a list of qualified and experienced inspectors.

  • I will coordinate the inspection with the provider you've chosen.

  • After you review the inspection report, we can discuss any questions or issues that emerged as a result of the report.

  • Based on the inspector's findings, the contract may be renegotiated because of defects in any of the home's systems.

CLOSING

  • I will send the finalized contract to your lender and work with him or her to ensure a smooth and on-time closing.

  • I will work with the closing attorney or title company, as needed, to make sure we hit the target closing date.

  • Prior to signing the closing package, I will coordinate a final walk-through so you can confirm the property is in good condition and in proper working order.

  • Once closing is complete, you'll appreciate your new investment. CONGRATULATIONS!
